Best Architectural Firms in Kenya: A Score card to Choose

Every practice calls itself one of the best architectural firms in Kenya. Open ten websites and you’ll read the same promise ten times. So when you type the phrase into Google, the real question is different: best at what, for whom, and how would I know?

The answer changes if you’re building a rental block, a church or a school campus. We won’t hand you a ranking, because a ranking without your brief is just marketing. What we can give you is a scorecard to fill in for every firm on your shortlist, and an honest view of how we score on it ourselves.

How should you define ‘best’ for an architectural firm?

Best means the closest match between a firm’s proven work and your project, backed by a process you can hold them to. A famous tower designer may be wrong for your clinic. A small studio with lovely houses may struggle with a ten-storey office. Fit beats fame.

Criterion What to ask Evidence to request
Registration Are the firm and its signing architects registered? Registration numbers you can check with the Board
Track record at your scale Have you built something this size? Three completed projects you can visit
Building type Have you done this kind of building? Photos, client names and handover dates
Process What happens after I sign? A written list of stages and deliverables
Engineer coordination When do structural and services engineers join? Names of consultants on past jobs
Site supervision Who inspects the works? Supervision scope in the fee proposal
Communication How will you report progress? Meeting rhythm and a named contact
Fees What does the fee cover and when is it due? Fee structure in writing before design starts

Where do established firms sit on that scorecard?

Our published guide to the list of architectural firms in Kenya names several long-running practices. Here are three of them next to our own, using only what that guide and our project pages state.

Firm Founded Work you can check
Triad Architects & Planners 1963 Parliament Buildings and Britam Tower
Symbion Group 1980 Villa Rosa Kempinski and regional hospitality projects
Planning Systems Services Ltd 1978 Commercial work, with an interior design spin-off
Trioscape Space Planning Ltd 1994 Holy Family Basilica Underground Parking Silo, Avenue 5 Rose Avenue, Village Shrine of Mary

How we score ourselves

You should hear the weak points as well as the strong ones, so here they are.

Area Where we’re strong Where to check us
Institutional work Over 15 major institutions served, including leading hospitals and the Catholic Archdiocese of Nairobi Ask for references from the client type closest to yours
Scale 1,800 residential units at the Civil Servants Housing project on Park Road Confirm which team members would run your job
Complex structures Approximately 600 parking slots over four subterranean levels at the Holy Family silo Ask how that experience applies to your plot
Hotels A hotel and commercial development proposal for the Zambian Embassy and Sibco Group That work is at outline proposal stage, so ask other firms for completed hotels too

We started as Trioscape Architects in 1994 and became Trioscape Space Planning Ltd in 1997 to bring in more directors. Our about us page has the full history, and our projects page shows what we’ve built.

Red flags worth walking away from

Be wary of a firm that won’t share registration numbers, promises full drawings in days, quotes a fee without explaining the stages, or shows only one flagship project in every pitch. None of these is proof of a bad firm, but together they usually mean you’ll be chasing answers later. We cover the registration check in more detail in our post on registered architectural firms in Kenya.

What will it cost?

Our guide puts architect fees at roughly 3% to 8% of construction cost, depending on complexity, with some small residential jobs on a fixed fee. The cheapest quote often covers only drawings. Compare what each fee includes, especially project management and supervision on site.

Frequently asked questions

Who are the best architectural firms in Kenya?

It depends on your project. Established names such as Triad, Symbion and Planning Systems suit large commercial and hospitality work, while others suit institutions or housing. Match the firm’s proven work to your brief.

How do I compare architectural firms fairly?

Use the same scorecard for each: registration, track record at your scale, building type, process, engineer coordination, supervision, communication and fees.

Does the biggest firm give the best result?

Not necessarily. A large firm may give a small job less attention, and a small firm may lack capacity for a large one.

Should I pick the cheapest architect?

Check what the fee covers first. A low quote that excludes supervision or approvals can cost more overall.

Can I visit a firm’s completed projects?

You should ask to. Seeing a finished building tells you more than renders do.

The best architectural firms in Kenya aren’t the loudest. They register their architects, show work close to your project, explain their stages and put fees in writing. Use the scorecard on every name on your list, including ours.
