‘Top’ is a word architectural firms in Kenya use freely, and you’ll see it on dozens of websites. A better test is to treat it as a claim and ask for the proof. What has the firm built, at what scale, for whom, and for how long?
This guide lists the proof points we’d ask any practice for, including ours. If you’re comparing top architectural firms in Kenya, these are the questions that separate a track record from a slogan.
Why years in practice matter, and where they stop mattering
Longevity shows a firm survives market cycles and keeps clients. Our own published guide notes that Triad has operated since 1963, Planning Systems since 1978 and Symbion since 1980. Trioscape began as Trioscape Architects in 1994, was restructured in 1997 to bring in more directors, and has now served for over three decades.
But age alone proves little. A firm can be old and still unsuited to your building type. Use years as a filter, then move to the evidence below.
| Proof point | What it tells you | What Trioscape can show |
|---|---|---|
| Years in practice | Stability and repeat clients | Founded 1994, over three decades of expertise |
| Scale | Ability to run large programmes | Civil Servants Housing on Park Road, 1,800 residential units |
| Capacity and public use | Experience with large gatherings | Village Shrine of Mary in Subukia, capacity to serve over 5,000 people |
| Technical complexity | Skill with difficult structures | Holy Family silo, approximately 600 slots over four subterranean levels, opened December 2019 |
| Commercial output | Understanding of lettable area | Avenue 5 Rose Avenue, seven floors, about 10,000 square metres lettable |
| Institutional trust | Vetted by demanding clients | Over 15 major institutions, including leading hospitals and the Catholic Archdiocese of Nairobi |
| Competitive design | Judged against other firms | Finalist for the Kenya Judicial Academy administration block, a six-storey proposal |

Ask for references, not reviews
Testimonials are easy to collect, so weigh them carefully. A quantity surveyor who worked with us described the team as professional and inventive on design problems. A reference from another consultant who has seen the work on site carries more weight than a general compliment. Ask each firm for two or three contacts you can phone.
Check the process, not just the portfolio
A good-looking portfolio can hide a messy process. Top firms can explain every stage and what you receive at each. Ours runs from inception at 5% of the total service, through concept and viability at 15%, design and development at 20%, local authority drawings at 20%, tenders at 10%, construction at 27% and close out at 3%. If a firm can’t give you an equivalent breakdown, ask why.

Registration comes first
Before you compare anything else, check that the firm and its signing architects are registered with the Board of Registration of Architects and Quantity Surveyors. We cover the checks in our post on registered architectural firms in Kenya. Meet the people behind our practice on the team page.
Warning signs behind the word top
Be careful when a firm leans on the word without showing evidence. Common signs are a portfolio of renders with no completed buildings, a flagship project reused in every pitch, no named registered architect and no written breakdown of stages. Any one of these is worth a direct question. Several together suggest you’ll be asking for answers all through the project.
Ask the same questions of us. If we can’t point you to a finished building, a client reference and a clear stage list, you should keep looking.
Does top mean most expensive?
No. Our guide puts fees at roughly 3% to 8% of construction cost, with complexity driving the difference. A firm that asks for the top of that range should show you the work and supervision it covers. Our project management and supervision service is one example of what a fee can include beyond drawings.

Frequently asked questions
Who are the top architectural firms in Kenya?
Established names include Triad Architects & Planners, Symbion Group, Planning Systems Services and Trioscape Space Planning Ltd, among others. The right one for you depends on your project type.
How can I verify a firm’s track record?
Ask for three completed projects like yours, visit them and phone the clients. Check the firm’s registration with the Board.
Do awards prove a firm is top?
Awards can signal quality, but they don’t replace references and a clear process. Ask what the award covered.
Is a bigger firm always better?
No. Match the firm’s scale to your project. A large firm may suit a tower, while a mid-size practice may give a clinic more attention.
What should a firm show me before I sign?
Registration numbers, relevant completed projects, a stage-by-stage process and a fee structure in writing.
The top architectural firms in Kenya can prove their claims with registered architects, relevant projects, clients willing to talk and a process they can explain. Ask for each of those, and don’t settle for a slogan.
