An Indigenous Kenyan Firm with a Rich History

Trioscape Space Planning Ltd is an indigenous architectural firm that originated from Trioscape Architects, which was established in 1994. In 1997, the firm was strategically re-branded to accommodate more directors and expand our capacity to manage larger, more complex projects.
From humble beginnings, we have grown into a trusted enterprise serving major institutions across the country. Our main objective has always been to deliver quality built environments on time and within budget, creating a harmonious and lasting relationship between a building and its surroundings.

Project Development

Once a solution is chosen, we utilise our extensive hands-on experience to manage the entire development process. This includes producing detailed designs, overseeing the tender process, and supervising all construction works on-site to ensure a quality build.

Technical Audits & Evaluation

Detailed construction specifications are a core part of our service. We also provide thorough technical audits and evaluations for both new and existing projects to ensure quality, compliance, and long-term performance.

Our Process

We follow a structured and transparent process, ensuring clarity, accountability, and excellence from the first conversation to the final handover.

1) Inception—(5% of total service)

Receive, appraise, and report on the client's requirements with regard to:
· Client's brief
· The site, and rights and constraints
· Budgetary constraints
· The need for consultants
· Project program
· Methods of contracting

2) Concept and Viability—(15% of total service)

Prepare an initial design and advise on:
· Space provisions and planning relationships
· Proposed materials and services
· Technical and functional design characteristics
· Check for property rights conformity
· Review anticipated project cost
· Review project program
· Submit site development plans to local authority if required

3) Design and Development - (20% of total service)

· Confirm the scope and complexity
· Review design and consult local and statutory authorities
· Develop design, construction system, materials and components
· Incorporate services and consultants work
· Review design costing and program with consultants

4) Local Authority Drawings - (20% of total service)

· Co-ordinate technical documentation with consultants and
· Prepare specifications for the works
· Review costing & program with consultants
· Obtain client’s authority and submit documents for approval
4.2 - Construction Documentation and Tenders - (10% of total service)
· Obtain clients authority to prepare documents to procure offers for works
· Evaluate offers and recommend on the award of the building contract
· Prepare the contract documentation and arrange for the signing of the building contract

5) Construction - (27% of total service)

· Contract administration
· Hand over the site to the contractor
· Issue construction documentation
· Initiate and/or check subcontract design and documentation as appropriate
· Inspect the works for conformity to the contract documentation
· Administer and perform the duties and obligations assigned to the principal agent in the JBCC building
agreements and issue the certificate of practical completion
· Assist the client to obtain the occupation certificate

6) Close Out - (3% of total service)

Fulfil and complete the project close-out including the preparation of the necessary documentation to
facilitate the effective completion, handover and operation of the project.
After the contractors obligations with respect to the building contract are fulfilled, the architect shall issue the
certificates related to contract completion.
Provide the client with as-built drawings and relevant technical and contractual undertakings by the
contractor and subcontractors.

ARCHITECT CHARITY NYAGA

Director
A self driven Architect with a Keen eye for Architecture. Charity is responsible for providing Clients with feasibility of the project based on the project data. She is a graduate of Jomo Kenyatta University of Agriculture and technology (2006). She received briefing from Client’s and evolves outline proposals, Scheme design, detail design and also assists in the preparation of Bills of Quantities and tender acceptance.

Austin Ayara

Architect
A fresh graduate of the University of Nairobi (2015). Ayara adds a watch of experience and creativity to the projects under the guidance of the Team Leader. Ayara is responsible for the preparation of out scheme and detailed design. He also prepares graphic presentations to Clients.e

Haji Shibwabo

Architectural Assistant
Graduated from Technical University (2011) and attained a Certificate in Architectural Draughtsman Responsible for:Preparation of outline; scheme and detail design from architect’s sketches, Checking the numbering of drawings.ArchiCAD and Auto CAD production of drawings. He also gets directions from the Senior members of the Technical Staff

Joseph Mathuva

Architectural Assistant
Graduated from Technical University (2013) and attained a Diploma Technology in Architecture (Credit. Upper Division) Responsible for:Preparation of outline; scheme and detail design from architect’s sketches, Checking the numbering of drawings. ArchiCAD and Auto CAD production of drawings. He also gets directions from the Senior members of the Technical Staff

John Odera Otieno

Lead Accountant
A graduate of Technical University of Nairobi (2005) and attained a Diploma in Accounts. He is responsible for the following: Incharge of Office accounts and Aduits Incharge of Offcie Planning and budgeting Incharge of Submission of projects to the County Government Offices.

Sandra N Mussoko

Personall Assistant/Office Administrator
Graduated from Kenya Institute of Management and attained a Diploma in Business Management. She also attained Diploman in Customer Service from Graffins College. Sandra is in charge of the following: Incharge of office administration She manages the Managing Director’s daily diary Incharge of Customer Service Ensures smooth running of the office.

When I founded Trioscape Architects in 1994, the goal was simple: to offer quality built environments that respect our client’s budget and timeframe. Over the years, as we grew into Trioscape Space Planning LTD, we welcomed new directors and expanded our capacity to handle larger, more complex projects for major institutions.
Our core objective has never changed. We remain dedicated to achieving a harmonious relationship between a building and its surroundings. Every project is a partnership, and we are proud to have built a legacy of trust and excellence that continues to shape Kenya’s landscape.
